Agents Track Buyers' Tech Needs

New technology that makes it possible for buyers to search for homes 24/7 has also made it more difficult for agents to keep up with the flow of data.

Millennials searching online for brokerages, mortgages, and listings want mobile websites that are up to date and that allow them to connect to an agent via text with a single click. Clients also turn to Google to research properties before seeing them in person, so agents should use the search engine themselves for verification.

Because clients also share photos of homes for sale on social media -- even editing them to showcase their preferences -- agents would be wise to offer apps with 3-D overlay simulation so buyers can virtually tour properties and visualize what they could look like when they move in.

Overall, new technology has enabled agents to offer tools that give buyers more control over the process, taken surprise out of the equation, and made it easier for agents to gather information and comply with disclosure rules.
